If your a Home Buyer, there is no cost or fee for you to have a Buyer’s Agent represent your interests. Generally, the Seller’s agent will compensate the Buyer’s Agent with a portion of the fee they receive from the Seller for marketing their home.
Some Buyer's Agents with other firms may charge an upfront fee and other fees and require that you sign a contract to represent you as their Buyer. At Best Choice, we do not charge Buyers a fee, even if we are not compensated by the Seller’s agent. Also, we do not require a written agency representation contract. We are confident that you will pleased with our services and allow one of our Best Agents to assist you with negotiating the transaction throughout the process.
When Buying a home, we will not try to sell you a home… But, will help you find and buy a home. Tips for shopping for a home
Usually you will want to plan on 45 minutes for each showing allowing about 30 minutes to view the home and 15 minutes to travel to the next location. I am also available anytime during the week or weekday evenings by appointment. Home sellers that are occupying homes generally require 24 hour notice to show.
I encourage you to go to open houses so you can see the surrounding neighborhood. When viewing open houses you can tell the agent on duty that you are working with a buyer’s agent. If you like the home you can let me know and we can go back a view it. I can then provide feedback to you and help you do some research on the home to determine what can be offered.
As your Buyer’s Agent, I can then help you negotiate the price and terms and point out the positive and negatives aspects of each property.

BUYER'S AGENT RESPONSIBILITY
A buyer can engage the services of a real estate agent to purchase property and the real estate agent is then the agent for the buyer who becomes the agent's client. This means that the real estate agent represents the buyer. The agent owes the buyer undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability, provided, however, that the agent must disclose known material defects in the real estate. The agent must put the buyer's interests first and negotiate for the best price and terms for their client, the buyer. (The buyer may also authorize sub-agents to represent him/her in purchasing property, however the buyer should be aware that wrongful action by the real estate agent or sub-agents may subject the buyer to legal liability for those wrongful actions).
NOTE: The Seller’s agent is not required to disclose anything to a Buyer, because they represent the Seller’s interest. Below is the description of a Seller’s agent responsibility.
